hire an architecture student for new construction?

Hi, My family is going to open a yoga studio this summer, and we wants to save our budget on interior constructions. We do not know what is government or city regulations for interior constructions about the studio, so we want to hire an interior designer to do it for me. I found that professional designers are very expensive, so I was thinking about hiring an arcitecture student to do so. From blueprint designs and interior design itself. Is it a good idea to do so?

No. The student won’t have the experience dealing with the codes and requirements of your city. I would try a small architectural firm, perhaps one that has been in business for 3 to 5 years so they have some expertise but might be less expensive. Shop around, as the economy is impacting everyone’s rates these days.

I have recently heard of a trend that’s actually been going on since the 1900s, I think called owner-financing permissionary notes, and I am flabbergasted about it.

The reason being that, since I like real estate and I’m planning to study Interior Designing at an Art Institute-as well as this slow road to depression in the economy-I can potentially be able to invest in a few properties, sell them to people who can’t afford a full price with a promissionary note at very reasonable interest rates and fees (just late fee) to make it affordable and to have a monthly cash flow. I can’t put my whole idea on here, but I guess that would be enough.

What I like to know is more about these promissionary notes? Where can I go to attain more information?
Who (other than real estate agents and attorneys) can I talk to in order to find out how the whole process work?
Is there a program for this?
Would this kind of career transition be possible?

There are many ways to accomplish this. You may go to your nearest book store and purchase books on “Note Buying or Purchase” and other books on “Mortgage Notes” you might find.

Owner carrying mortgages have been around long long time.
You can do this type of mortgage in flipping properties, simply by carrying the difference between sales price of a property and the appraised value of the property. You carry the difference.

This takes a lot of knowledge about collections, foreclosures when you are not paid. Who does the collection for you? do you out source this or do you do the collection yourself?

There is a midnight guru that sell a program on note buying, but you also need to know how to create notes. I don’t think purchasing one of these midnight guru programs will help you since they deal a great deal on the buying of notes as oppose to creating them.

Put together a professional team you can work with such as appraisers, title companies, Escrow companies, insurance companies, notaries and attorneys that you will need to make your business successful.

Insulation inside or out?

Background:
We’re renovating an old brick building. We have a room that is next on the list on the second floor that has three exterior walls and a porch surrounding it. Both the interior and exterior walls are exposed brick. We like the rustic look of the brick on the inside, but it is very cold.
Our two options are to either frame the interior of the room so we can add insulation and drywall or to frame the exterior and add insulation and concrete-board siding on the outside.

Question:
Is there a difference as to which would be more efficient energy wise?
If there’s a difference, how great is it? If there’s not much difference, then we’d rather leave the brick exposed on the interior, but if there’s a great difference, then we can revise our design plans.

Mac — No worries about covering any exterior vents. Aesthetically, it will blend with some siding that already exists on the exterior.

The beauty of it is also the brick will help maintain constant temperature in the room since it holds heat between the cycling of a furnace.
I am wondering about the exterior however, if framing will cover up the vent in the eavesdrop under the roof overhang but you said there is a porch surrounding it so that may not be the case.
Plus how will the exterior match the rest of the outside walls in a architectural way.

Anyways it sounds good to me I think the difference in insulation efficiency will be minimal.
